INTERNAL LAYOUT AMENDMENTS

We often find that our clients may be considering an extension when really, they don’t actually need one to achieve their objectives. 

The internal layout of many properties is constructed with non-load bearing stud walls which makes the internal layout entirely flexible and customisable to your needs.

SINGLE-STORY EXTENSIONS

Single-storey extensions are becoming a popular way of creating additional living space for a relatively low-cost build. 

Often, these types of extensions are added to the side or rear of a property to allow a kitchen to be enlarged and developed into an open-plan space with an island perfect for dining. 

These spaces can also be configured to add utility rooms, ground floor bedrooms with en suites, home offices or a children’s play room.

LOFT EXTENSIONS & DORMER LOFT CONVERSIONS

Converting loft or attic space can be a smart way of extending the living areas within your property.

Whether it is an existing trussed roof on a modern house or an open attic space in an older property, we usually add pitched or flat roof dormers and convert hipped roofs to gable walls to maximise these spaces.

Coupled with the installation of Velux roof windows, these spaces can then be used to create additional bedrooms with en suites and dressing rooms for growing families or a master suite where the adults can enjoy an entire floor to themselves.

NEW BUILD DWELLINGS

Land is a commodity that is steadily diminishing within the UK. 

We are able to access plots of land on your behalf and determine the best developed use for it. 

Starting at the ‘Outline Planning All Matters Reserved’ stage is often required to lower your risk vs cost approach to determine whether a site is developable. 

Upon receipt of this, we are able to Discharge Conditions, deliver all necessary documentation through to construction in addition to contract administration and contractor selection.

BUSINESS & COMMERCIAL SERVICES

Our work in the commercial sector has seen us take on projects at a number of residential care homes and hotels.

When working on such buildings, we usually recommend a fully measured building survey. From this, we can produce all the relevant planning drawings and documentation you’ll need to enlarge these types of properties.

BUSINESS SERVICES

Change of use applications are often required for business owners taking over new premises.

This can often be for Class E (formerly A) or Suis Generis covering a range of different types of buildings including retail, food or drink, professional services, sport, health, offices, creche and nurseries. 

We can also plan for HSE compliant workspaces with large staff numbers for uses such as offices and call centres.

Traditional warehouses used agriculturally or in industry often need to be enlarged. 

Portal frame structures generally lend themselves very well to this and are usually very cost effective per square metre. This work will help your business to grow without the need to move premises.
